A balanced experience of light in a harmonious home

For the renovation of a charming townhouse in Maastricht, ZOETMULDER collaborated closely with the clients to create a unique design. A week from their lives written in scenes served as the inspiration for the transformation of this home. The front façade of the townhouse has been preserved in its original state to ensure it harmonises with the historic character of the street. The rear façade has been designed as a cohesive whole with the dormer window, bathroom extension and ground-floor extension all executed in the same material. This results in a modern yet consistent appearance. The renovation is based on bio-based materials with a low environmental impact: a façade of thermally modified wood, Iroko window frames, and hemp insulation.

The existing utility room was incorporated into the extension with the kitchen wall removed to create a spacious open-plan kitchen. The new oak kitchen is positioned to open directly onto the garden. A movable kitchen island stands at the centre, allowing the layout of the kitchen to be easily reconfigured. The long partition wall with sliding doors, running from the front door through to the kitchen, seamlessly unites the living space on the ground floor. Next to the staircase a new, spacious toilet with space for a shower has been created, preparing the home for future proof, age-friendly living. The extension also serves as a terrace for the bedroom and bathroom above.

The living area with its wide glass doors opening onto the garden lets in an abundance of daylight. The expansive transparent rear façade, combined with unique rooflights, enhances the feeling of being outdoors. The façade’s rhythm has been thoughtfully designed to correspond with the rooflights, which provide extra daylight to the ground floor. Two rooflights, one circular and one rectangular, create a dynamic play of light that changes throughout the day.

On the first floor a spacious bedroom with ensuite bathroom has been realised offering access to the roof terrace on top of the extension. The bedroom features a custom-designed walk-in wardrobe which also serves as a passage to the study with a library. On the landing an antique cabinet belonging to the clients has been integrated into the wall at the same height as the walk-in wardrobe  creating a harmonious cabinetry element. The second floor accommodates two bedrooms each with its own ensuite bathroom. A dormer window provides additional space and light to the bedroom.

The garden features a terrace that flows seamlessly from the house, alongside a kitchen garden for growing vegetables and herbs. The area between the terrace and the shed has been designed as a green oasis with diverse planting and a winding path. Both the shed and the extension are topped with green roofs, integrating them into the garden and enhancing biodiversity. This renovation blends historic character with modern functionalities, resulting in a home that is both stylish and practical and perfectly suited to the lifestyle of its owners.
